Thread: Architect On-Retainer - Agreement?

    A company we have done a few projects for would now like us to serve as their "house" architect for minor facility improvements. Up until now, we have had a separatecontract for each project. However, this is really a series of to-be-determined small projects (add a wall, renovate two offices, or simply consult on facilities improvements such as carpet replacement, etc.) where we would bill them each month on a hourly basis for whatever time we spent.

    Is there a standard AIA contract or other base document that I could use as a reference for generating a contract that would cover our interests in this case?

    We have a similar relationship with one of our usual clients for "due diligence" work (i.e. estimating, usually). For this we just write a proposal letter each year and they provide us with a PO number if it's approved. There is an amount on the PO 'cause their accounting system requires it, but it's adjustable if necessary. Then if a project moves forward into actual construction docs, we'll do a distinct fee for the balance of the work.

    If you really want to use an AIA doc, you might be able to adapt B151, B163 or B727 for your project (disclaimer: I picked these out based on the summaries in AHPP - I've not read any of them). B727 may be your best bet because it sounds like you can get as precise or vague as you need to.
